PROPERTY MANAGERS

Make better operating decisions with detailed property information.

From the roof to the façade to the floor still under construction, Scanware gives property managers a documented, evidence-based, and multi-layered view of what's actually happening at their buildings — so repair, maintenance and capital decisions start from fact, not guesswork.

WHY PROPERTY MANAGERS USE IT

Know faster, spend smarter.

Deferred maintenance and unexpected repairs are what throw a capital budget off track. Scanware keeps you ahead of both, so you can make better operating decisions.

01

Accelerate information

Hours for an exterior scan instead of days for a manual inspection

02

Compare over time

Precision 3D modeling allows detailed status changes to catch issues early

03

Prioritize maintenance

Maintenance can cost 4x more when deferred instead of prevented

04

Capital Planning

Reducing avoidable costs helps keep you on budget against the forecast

LiDAR Scanning + 3D rendering

Match the exact same point on your property, visit after visit — inside or out — so progress and condition are measured precisely, not eyeballed.

Why it matters: LiDAR scanning unlocks pin point accuracy on our rendering, allowing us spot small anomalies and line up multiple layers or scans over time to get a better picture of your building's health.

Deliverable / 02

Radiometric Thermal Imaging

Thermal imaging of your building supported by level 2 thermography experience, with anomalies pinned and categorized.

How it's useful: Temperature anomalies can be essential for finding issues early, whether they are small tears in the roof membrane, energy leaks through facade cracking, electrical hot spots, or HVAC pooling.

FAQ

Common questions

Is this a one-time scan or an ongoing service?

Most property management relationships with Scanware are recurring — a documented history of the property matters more than a single snapshot. A one-time scan is available too, but the real value shows up when visits are compared against each other over time.

How does this fit alongside our existing maintenance team and contractors?

Scanware works alongside them, not in place of them. It gives your team, your contractors, and your ownership group the same independent, dated view of the property, so maintenance decisions and repair conversations start from a shared record instead of one party's account.

How often should a property be scanned?

It depends on the property and what you're managing toward — some teams want a recurring cadence across a portfolio, others want it tied to specific maintenance cycles or before/after major work. We'll work out a schedule that fits how you operate.

Does this replace our facilities or engineering team?

No. It's meant to support the people already managing the property with an independent, documented view — not to replace their judgment or licensed inspection work.

What if the scan shows nothing concerning?

That is a useful outcome. A documented, dated record showing no observable concerns supports maintenance planning and can be compared against future scans.
